Count your carpeted rooms, stairs and hallways. That is your price.

Locally owned, and what that actually buys you
It appears on practically every website in this business, so here is what it actually means on the ground.
Whoever owns this lives in Chandler. The truck sits here through the night and getting to your address is a matter of minutes, not something quietly folded into what you are charged.
That has two practical effects. Nothing in these prices is covering a drive, which is what lets a single figure apply to all six zip codes and lets it sit openly on a website. And when a spot reappears, coming back out is a ten-minute errand rather than something slotted into a Valley-wide route weeks from now.
What it costs
| Area | Rate | After 15% off | Notes |
|---|---|---|---|
| Room | $65 | $55.25 | Bedrooms, living rooms, dining rooms |
| Staircase | $65 | $55.25 | Priced as a room. More work than a bedroom in a fraction of the area |
| Short or medium hallway | $35 | $29.75 | |
| Long hallway | $50 | $42.50 | |
| Walk-in closet | $35 | $29.75 |
Add-ons price separately and take no discount: pet urine treatment, deodorizer, protectant, sanitizing. Nothing reaches your invoice unless you put it there.
$150 minimum per visit, which is three rooms.
Most Chandler homes land between $150 and $350, depending on room count, stairs and how much is actually in the carpet.

The grit is what is costing you a carpet
Not the stains. People book because of a stain and the stain was never the expensive part.
Chandler dust is fine and abrasive. It works down past the fiber tips to the base of the pile, where a vacuum's suction cannot reach, and then it grinds against the fiber every time somebody walks through.
That is what wears a traffic lane down, and it is mechanical rather than cosmetic. Worn fiber does not come back. A lane stays visible after the best clean available, because the carpet in that strip is genuinely a different texture from the carpet beside it.
A stain is an appearance problem. Grit is a replacement-cost problem, and it is the one nobody rings about.

How we do it
- Walk the rooms with you. Fiber, soil level, the specific stains you care about, and a straight answer on each before anything starts.
- Pre-treatment matched to fiber and soil. Pet areas and grease get treated separately rather than sprayed over along with the room.
- Orbital agitation. The head works solution down into the pile instead of leaving it sitting on top. This is what a cheap job leaves out, and it is the difference between the surface looking better and the carpet being cleaner.
- Hot water extraction. Soil and solution both come out. The rinse matters as much as the clean, because residue is what makes carpet re-soil fast.
- Walk it together before anything is loaded up.

Spot returns within 14 days, so do we
No charge and no argument.
Some spots wick back up out of the pad as the carpet dries, which is a genuine phenomenon rather than a failure. It happens most with anything that soaked deep, and it is frequently not apparent until a day or two afterward.
The guarantee exists because the situation exists, and being ten minutes away is what makes it easy to honor.
What we will tell you before we start
The thing that separates a good carpet job from a disappointing one is almost never the equipment. It is whether somebody was straight with you at the beginning.
Worn traffic lanes, permanent staining, bleach spots and urine that has reached the pad are all past what surface cleaning recovers. Cleaning improves them. It does not erase them, and anybody saying otherwise is setting you up to be unhappy.
So we walk the rooms first and say plainly which of your concerns will resolve and which will not. That conversation costs us jobs occasionally and it is the only version worth having.
How often
Every 12 to 18 months for most Chandler households, sooner with pets or children.
The reason is the grit rather than how it looks. Fine abrasive material arrives continuously here, and the longer it sits at the base of the pile the more wear it does underfoot.
Carpet cleaned on a cycle lasts materially longer than carpet cleaned when it starts looking bad, because by the time it looks bad the wear has already happened. More on working out your own interval.

Common questions
What does carpet cleaning cost in Chandler?
$65 a room with 15% off, so $55.25. Staircases price as a room. Short or medium hallways $29.75, long hallways $42.50, walk-in closets $29.75. Most Chandler homes land between $150 and $350. $150 minimum per visit.
Are you local?
The owner lives in Chandler, so the truck is here overnight and the drive is minutes rather than a cost buried in the quote.
What method?
Orbital agitation paired with hot water extraction. The head drives solution into the pile first, so more soil lifts and the carpet dries sooner.
Will traffic lanes come back?
They improve and they do not disappear. Worn fiber is worn, and no cleaning restores it. You hear that on the walkthrough.
How long until it is dry?
We do not over-saturate, so most carpet is dry within 12 hours, and airflow shortens that considerably.
Do you clean area rugs?
No. Wool and natural fiber rugs need different chemistry and handling entirely, and running one through a carpet process is how rugs get ruined.
What if a spot comes back?
Ring within 14 days and we return at no charge.
Do you clean upholstery or mattresses?
Upholstery and mattresses are a different job from wall-to-wall carpet and are priced per piece rather than per room. Ask when you ring and we will quote it alongside the carpet.
