Stairs take everything
In a two-story family home the staircase is the hardest-working carpet in the building, and it is not close.
Everybody uses the same twelve square feet many times a day, with more force than on a level floor, because going up a stair means pushing off it. That concentrates both soil and mechanical wear into a tiny area.
We price a staircase as a room at $55.25 after the discount, because it takes more time than a room does. Every tread and riser is a separate surface worked by hand on a slope, and there is nowhere to stand that is not part of the job.
That leading lip on every tread, the nosing, absorbs more concentrated punishment than any other stretch of carpet under your roof. Expect it to remain noticeably different once cleaned, since what you are seeing there is abrasion and not dirt.
Pool traffic in summer
Nearly every house here has one, and from May to September the back door is effectively open.
What that puts into the carpet is specific. Wet feet carry chlorinated water onto the carpet nearest the patio door, and as it evaporates it leaves mineral behind rather than soil. That strip can look chalky and feel slightly stiff, and it does not respond to the same pre-treatment as ordinary traffic.
It also means more grit than usual, since bare feet and pool decks bring in plenty. The carpet within about ten feet of the patio door is nearly always the second-worst area in the house after the stairs.
Pets, and where the problem sits
Depth determines whether pet odor is fixable, and depth is invisible from standing height.
Urine in the fiber responds to treatment. Urine through the backing into the pad does not respond to surface cleaning, which is why the smell comes back a week later and people conclude the treatment failed.
It did not fail. It only ever reached the top layer. A UV light shows what the eye cannot, and affected areas are nearly always larger than the owner expected because urine spreads through the backing.
Mention any accidents at the point of booking. It completely alters what we will advise, and now and then the truthful answer is that a single room wants fresh carpet and pad while everywhere else is perfectly fine.
Locally owned, and what that actually buys you
It appears on practically every website in this business, so here is what it actually means on the ground.
Whoever owns this lives in Chandler. The truck sits here through the night and getting to your address is a matter of minutes, not something quietly folded into what you are charged.
That has two practical effects. Nothing in these prices is covering a drive, which is what lets a single figure apply to all six zip codes and lets it sit openly on a website. And when a spot reappears, coming back out is a ten-minute errand rather than something slotted into a Valley-wide route weeks from now.
The grit is what is costing you a carpet
Not the stains. People book because of a stain and the stain was never the expensive part.
Chandler dust is fine and abrasive. It works down past the fiber tips to the base of the pile, where a vacuum's suction cannot reach, and then it grinds against the fiber every time somebody walks through.
That is what wears a traffic lane down, and it is mechanical rather than cosmetic. Worn fiber does not come back. A lane stays visible after the best clean available, because the carpet in that strip is genuinely a different texture from the carpet beside it.
A stain is an appearance problem. Grit is a replacement-cost problem, and it is the one nobody rings about.
How we do it
- Walk the rooms with you. Fiber, soil level, the specific stains you care about, and a straight answer on each before anything starts.
- Pre-treatment matched to fiber and soil. Pet areas and grease get treated separately rather than sprayed over along with the room.
- Orbital agitation. The head works solution down into the pile instead of leaving it sitting on top. This is what a cheap job leaves out, and it is the difference between the surface looking better and the carpet being cleaner.
- Hot water extraction. Soil and solution both come out. The rinse matters as much as the clean, because residue is what makes carpet re-soil fast.
- Walk it together before anything is loaded up.
Spot returns within 14 days, so do we
No charge and no argument.
Some spots wick back up out of the pad as the carpet dries, which is a genuine phenomenon rather than a failure. It happens most with anything that soaked deep, and it is frequently not apparent until a day or two afterward.
The guarantee exists because the situation exists, and being ten minutes away is what makes it easy to honor.
How often
Every 12 to 18 months for most Chandler households, sooner with pets or children.
The reason is the grit rather than how it looks. Fine abrasive material arrives continuously here, and the longer it sits at the base of the pile the more wear it does underfoot.
Carpet cleaned on a cycle lasts materially longer than carpet cleaned when it starts looking bad, because by the time it looks bad the wear has already happened. More on working out your own interval.
Questions from Fulton Ranch and Clemente Ranch
What does it cost in Fulton Ranch and Clemente Ranch?
$65 a room with 15% off, so $55.25. Staircases price as a room at $55.25. Short or medium hallways $29.75, long hallways $42.50, walk-in closets $29.75. Add-ons like pet urine treatment, deodorizer, protectant and sanitizing price separately and take no discount. $150 minimum per visit, which is three rooms.
Are you actually based in Chandler?
The owner lives here, so the truck sits in Chandler overnight and the drive is minutes. That is why there is no travel recovered inside these rates, why one figure holds across all six zip codes, and why coming back for a spot is easy rather than a scheduling problem.
What method do you use?
We run hot water extraction alongside orbital agitation. The orbital head drives the solution into the pile ahead of the extraction pass, which brings up more soil and shortens drying against extraction used on its own. Budget jobs leave this stage out.
Will my traffic lanes come back?
Expect improvement rather than removal. Fiber along a route that has been walked for years has been physically abraded, and abrasion is not something any cleaning process reverses. That gets said during the walkthrough, not once the invoice is written.
Do you move furniture?
We shift the lighter items for you if you ask, meaning chairs, compact sofas, occasional tables, ottomans and coffee tables. Beds stay, as do bulky or weighty pieces and anything supporting electronics or breakable objects.
What if a spot comes back?
Ring within 14 days and we return at no charge. Some spots wick up out of the pad as carpet dries, which is real rather than a failed cleaning, and being ten minutes away makes that easy to honor.
